How Your Drain Tile Radon Mitigation System Works

  • Suction point: Your system ties directly into the home’s French (drain tile) system, about 3–4 feet below grade, using a saddle tee fitted onto the drain tile pipe.
  • Vent path: From that connection, PVC pipe runs up to a radon fan, which continuously draws soil gas (including radon) out from under and around the foundation.
  • Exhaust: The fan pushes that air up through a 3-inch vent stack that extends past the home’s eave, so radon is released well above roof level and away from windows or living spaces.
  • Bird/bug screen: A screen is installed at the top of the vent stack to keep birds and insects from nesting or getting into the pipe and damaging the system.
  • System monitor (U-tube gauge): A liquid-filled gauge near the fan shows whether the system is actively running. The two liquid columns should sit uneven.
  • Power supply: The fan is wired directly to power, and a low-voltage wire (for the monitor/alarm circuit) runs to your garage.

The drain tile already loops around the entire foundation footing, so tying into it lets one fan pull soil gas evenly from underneath the whole house – no need to core multiple holes in your floor.

Glance at the U-tube gauge. Uneven liquid levels (the “1” mark yours is set at) mean suction is present and the fan is pulling air. A flat, even reading means it’s not.

Because the suction is pulling air from below the slab, that air has to be released somewhere it won’t drift back into the house — venting above the eave keeps it away from windows, doors, and anyone standing near the house.

No regular maintenance needed – it’s there to permanently block birds and bugs from entering the vent stack and interfering with airflow to the fan.

That’s separate from the fan’s main power – it feeds the monitor/alarm circuit tied to the gauge, not the fan itself.
